Are you selling because of financial issues?
If there is no equity remaining in the house that would be considered a “short sale”.  A short sale is when the house is sold for less than what is owed on the mortgage.  There is certain criteria  that must be met and submitted for a lender to agree to accept a “short sale”.  There must be a hardship! 

 
Are you experiencing financing issues but would like to safe your home? 
There are programs that are available that may help you keep your home if you qualify.

• Get qualified by a mortgage lender.  A lender will need to verify that you: 
• Have a source of continual income 
• Have a credit history that shows you are ready to buy 
• Have savings for a deposit and closing costs 

There are many programs available – such as 100% financing, 1^st time homebuyer, teacher/fire/police and rehab loans for those homes that need work.
